Plans for approximately 130 new housing units are advancing in Josephine County as the proposed Allenwood Village subdivision enters the public comment period ahead of a two-phase construction project.
The development would establish a new residential neighborhood of duplexes, triplexes and quadplexes, supported by federal and state housing funds. Plans include 37 townhome buildings, a community building, private streets, resident parking, landscaped residential areas and a future public park and community space.
The first phase accounts for most of the construction, with 31 townhome buildings containing 110 units. Developers plan 17 quadplexes and 14 triplexes during that phase, along with construction of the community building.
Another six townhome buildings would follow during the second phase, adding approximately 20 units through a combination of duplexes and triplexes. Completion of both phases would bring Allenwood Village to approximately 130 residences.
Federal housing assistance and Oregon housing dollars are being combined to finance the project. Funding will come through the U.S. Department of Housing and Urban Development Section 8 program and Oregon Housing and Community Services through its Local Innovation and Fast Track program, known as LIFT.
The proposed townhomes would reach maximum heights ranging from approximately 28 to 38 feet. Plans provide lawn space for each townhouse, with at least one newly planted tree on each property. Parking areas and individual driveway sections would connect residences with a network of newly developed private streets.
Public space is also incorporated into the long-range development plan. Allenwood Village is expected to include a community and park area that will be open to the public rather than restricted exclusively to residents of the subdivision. Street parking is planned around portions of the development as well.
The project would add a concentrated block of new housing to Josephine County through a mixture of smaller multifamily residential buildings rather than one large apartment structure. Its combination of triplexes, quadplexes and duplexes distributes the approximately 130 units among multiple buildings while incorporating residential yards, parking and neighborhood infrastructure into the site.
Allenwood Village is being developed with public housing resources at both the federal and state levels. Section 8 funding is administered through HUD, while Oregon’s LIFT program provides financing intended to increase the supply of affordable housing throughout the state.
Josephine County residents now have an opportunity to comment on the proposal before the current public participation period closes. Written public comments will be accepted until 5 p.m. Saturday, September 26.
